TERMS AND CONDITIONS

These terms govern your booking and stay with Swiss Dream Living ("Chalet Swiss Dream", "we", "us"). By making a reservation, you agree to them on behalf of yourself and everyone in your party. Please read them carefully — if anything is unclear, write to us before booking and we'll talk it through.
1. WHO YOU'RE BOOKING WITH
Bookings are made with Swiss Dream Living, registered in Switzerland at [REGISTERED ADDRESS]. We act as the host and operator of the chalets listed on chaletswissdream.com. The chalets themselves are privately owned and personally managed by us.
2. WHO CAN BOOK
The lead guest must be at least 25 years old and present at check-in with valid photo identification. The lead guest is responsible for the conduct of all members of the party for the duration of the stay, including any damage to the property.
We reserve the right to refuse a booking, or to ask a party to leave during a stay, if these terms are not respected.
3. BOOKING AND PAYMENT
When you make a reservation:
- A deposit of 30% of the total stay is charged at the time of booking to confirm the reservation
- The remaining balance is due 60 days before arrival
- If you book within 60 days of arrival, the full amount is due at the time of booking
All payments are processed securely through Stripe. We accept major credit and debit cards. Prices on the website are shown in Swiss Francs (CHF) and include applicable taxes unless stated otherwise. Tourist tax, where applicable, is charged separately on arrival or added to your final invoice.
Your reservation is only confirmed once you receive a written confirmation from us by email.
4. SECURITY DEPOSIT
A refundable security deposit of CHF 1,000 is held against the lead guest's card before arrival. This may be higher for larger properties or group bookings — you will be told the exact amount when you book. The deposit is released within 7 days after check-out, less any deductions for damage, missing items, excessive cleaning, or breach of these terms.
5. CHANGES BY YOU
If you'd like to change your dates, the chalet, or the number of guests, write to us as early as possible. We'll do our best to accommodate, subject to availability:
- Changes made more than 60 days before arrival: no fee, subject to rate differences
- Changes made within 60 days of arrival: treated as a cancellation and rebooking, subject to the cancellation policy below
Reducing the number of guests does not reduce the total price of the stay.
6. CANCELLATION BY YOU
Our cancellation policy is:
- Cancellation more than 60 days before arrival: full refund of all amounts paid, less a CHF 100 administrative fee
- Cancellation 30–60 days before arrival: the 30% deposit is non-refundable; any balance paid is refunded in full
- Cancellation less than 30 days before arrival: no refund
We strongly recommend travel insurance that includes cancellation cover. For some longer stays, weddings, or group bookings, we may offer a different cancellation policy — this will be set out in writing at the time of booking and overrides the above.
7. CANCELLATION OR CHANGES BY US
In the unlikely event that we have to cancel or change your booking — for example, due to damage to the property, force majeure, or a serious health and safety issue — we'll let you know as soon as possible and offer you either:
- A full refund of all amounts paid, or
- An alternative chalet of equivalent or higher value for the same dates, if available
Our liability in such cases is limited to the refund of amounts paid. We will not be liable for incidental costs such as flights, transfers, or other arrangements made independently of us.
8. CHECK-IN AND CHECK-OUT
- Standard check-in: from 16:00
- Standard check-out: by 10:00
- Early check-in or late check-out: subject to availability — just ask, and we'll do our best
If you arrive significantly earlier than expected without prior arrangement, we may not be able to accommodate you until the standard check-in time. If you stay past the agreed check-out without our approval, an additional night may be charged.
9. WHAT'S INCLUDED IN YOUR STAY
Unless stated otherwise on the chalet's listing, your stay includes:
- Bed linen, towels, and basic toiletries
- Wi-Fi
- Heating and electricity
- Final cleaning
- Welcome amenities and any benefits associated with direct booking
What's not included:
- Tourist tax (charged separately, set by local authorities)
- Personal expenses, food and drink, and any items consumed from the chalet's stocked pantry where applicable
- Additional services arranged through our concierge (private chef, transfers, ski guides, etc.)
10. HOUSE RULES
To protect the chalets and the experience for future guests, please:
- Treat the property as you would your own home
- Respect the maximum guest capacity stated in the listing — no additional overnight guests without our written approval
- Smoke only in designated outdoor areas; no smoking inside any chalet
- No parties or events without prior written approval. Weddings and gatherings are very welcome, but must be arranged with us in advance
- Keep noise to a respectful level, particularly between 22:00 and 07:00 — we have neighbours, and they are local
- Pets are allowed only at specific chalets and only when agreed in writing before arrival
Breach of these rules may result in additional charges or, in serious cases, immediate termination of your stay without refund.
11. DAMAGE AND LIABILITY
Accidents happen. If something breaks, tell us — we'd much rather fix a small problem early than discover it after you leave. Deliberate damage, gross negligence, or unreported damage will be deducted from the security deposit, and if costs exceed the deposit, the lead guest remains liable for the difference.
We are not liable for any loss, damage, or theft of personal belongings during your stay. We strongly recommend bringing travel insurance that covers personal effects.
12. FORCE MAJEURE
Neither party will be liable for failure to perform under these terms if prevented by events outside reasonable control — including but not limited to natural disasters, severe weather, pandemics, government action, civil unrest, strikes, or major infrastructure failure. In such cases, we will work with you in good faith to either reschedule the stay or arrange a fair refund.
13. COMPLAINTS
If anything is not right during your stay, please tell us straight away — by WhatsApp on +41 79 241 60 00, or by phone or email. We can almost always fix something while you're still here; we can rarely fix it after you've left. Complaints raised only after check-out are difficult to resolve and may not be eligible for compensation.
14. PRIVACY
Personal data collected as part of your booking is handled in accordance with our Privacy Policy, available at chaletswissdream.com/privacy-policy.
15. GOVERNING LAW
These terms are governed by Swiss law. Any dispute that cannot be resolved between us directly will be subject to the exclusive jurisdiction of the courts of Bern, Switzerland.
16. CHANGES TO THESE TERMS
We may update these terms from time to time. The version that applies to your booking is the one in effect on the day your booking was confirmed. The "last updated" date at the top tells you when this version was published.
